KBRA Releases Research – REIT Consolidation: Structural Drivers, Deal Activity, and Credit Implications

KBRA releases research examining the U.S. REIT sector, which has entered a period of accelerated consolidation, with public-to-public mergers, take-privates, and strategic acquisitions gaining momentum. Nareit estimates that announced deal value for listed REIT acquisitions reached approximately $24 billion in 2025, nearly double 2024 levels, with activity accelerating in the second half and continuing into early 2026.
