PARADYSE Homes, the Bali residential ownership platform backed by Iterative and MYNE, has opened pre-sales for The Nine, a development of nine whole-ownership villas in Bingin on Bali's Uluwatu coast. The project is designed by Swatch Architects, a London and Bali studio whose founder trained at Foster + Partners and Grimshaw. Each home is sold, then operated, under a single PARADYSE relationship. Pricing starts at $199,000, and five of the nine villas remain.

The Nine is a fixed set of nine homes, made up of six one-bedroom villas, two two-bedroom villas and one studio. Each home is held on a 29-year leasehold with extension options, and each is a single owned asset rather than a fractional share. PARADYSE designs the project and sells the units, then manages them as short-term rentals once they are built. The company manages more than 300 rental keys across Bali, which keeps one accountable team in place from purchase through operation.

Bingin is a surf neighbourhood on the Bukit Peninsula and one of the more supply-constrained short-term rental markets in the Uluwatu area. PARADYSE reports average occupancy in Bingin above 82 percent, and nightly rates running 15 to 30 percent above Canggu area rentals, where supply is plentiful. Bali recorded about 16.3 million international visitors in 2024.

"Bingin holds occupancy above 82 percent because supply there is genuinely tight, not because of a marketing line. We kept The Nine small so it fits that market rather than floods it, and we manage every key ourselves so owners are not guessing about performance." says Marius Scholinz, co-founder of PARADYSE Homes.

The studio is priced from $199,000 and covers 117 square metres. One-bedroom villas start at $209,000 across 106 square metres. The two-bedroom villas are priced at $329,000 and range from 189 to 199 square metres. Each home is built in a tropical-brutalist style with a private pool, and individual layouts add home cinema areas, skylit rain showers and work nooks. PARADYSE projects net annual rental income of about $32,600 for the studio, $37,800 for a one-bedroom villa and $51,500 for a two-bedroom villa, based on its own occupancy and rate modelling.

The Nine includes a defined rental guarantee. For 24 months after a two-month ramp-up period following delivery, PARADYSE contractually guarantees a minimum 10 percent net annual rental return on owner-unused days and covers any shortfall at annual reconciliation. The figure is net of operating costs and stated before tax, and full terms are published with the project. PARADYSE's base-case modelling for the villas falls in a 10 to 15 percent range.

The Nine is offered to international buyers, with pricing available in USD, AUD, EUR, GBP, SGD, HKD, IDR, and INR. PARADYSE handles legal structuring, notarial due diligence, and leasehold documentation in-house through licensed Indonesian partners, and supports resale when owners are ready to exit.
