Total revenue for the first quarter of 2025 was $1.6 billion, up 11 percent compared with the first quarter of 2024. Net income in the current quarter was $74 million, or 71 cents per diluted share, compared with net income of $47 million, or 45 cents per diluted share, in the first quarter of 2024. Adjusted net income in the current quarter was $88 million, or 84 cents per diluted share, compared with $47 million, or 45 cents per diluted share, in the first quarter of last year. Net investment losses in the current quarter were $11 million, or 8 cents per diluted share, compared with net investment gains of $9 million, or 7 cents per diluted share, in the first quarter of last year. Purchase-related intangible amortization in the current quarter was $7 million, or 5 cents per diluted share, compared with $9 million, or 7 cents per diluted share, in the first quarter of last year. The effective tax rate this quarter was 22.6 percent.

Total revenues for the Title Insurance and Services segment during the first quarter were $1.5 billion, up 12 percent compared with the same quarter of 2024. Total adjusted revenues in the current quarter were $1.5 billion, up 14 percent compared with last year. Direct premiums and escrow fees increased by 14 percent compared with the first quarter of last year, driven by an 11 percent increase in the average revenue per order closed and a 3 percent increase in the number of direct title orders closed in our domestic operations. The average revenue per direct title order increased to $3,920, primarily due to an increase in the average revenue per order for commercial transactions. Agent premiums, which are recorded on approximately a one-quarter lag relative to direct premiums, were up 16 percent compared with last year.
Information and other revenues were $236 million during the quarter, up $19 million, or 9 percent, compared with last year. The increase was primarily due to the company's Canadian operations driven by higher refinance activity.
Investment income was $138 million in the first quarter, up $21 million compared with the same quarter last year. The improvement was primarily driven by higher interest income from the company's investment portfolio. Net investment losses were $4 million in the current quarter, compared with gains of $19 million in the first quarter of 2024. Net investment losses in the current quarter were primarily attributable to asset impairments, while prior year gains were primarily attributable to changes in the fair value of marketable equity securities, partly offset by losses on the sale of debt securities.
Personnel costs were $485 million in the first quarter, up $32 million, or 7 percent compared with the same quarter of 2024. The increase in personnel costs was primarily attributable to higher incentive compensation expense resulting from higher revenue and profitability, and higher share-based compensation and salary expense.
Other operating expenses of $246 million in the current quarter were up $13 million, or 5 percent compared with the first quarter of 2024, primarily due to higher production expense driven by higher volumes and increased software expense. The current quarter also benefited from the release of a $6 million contingent obligation.
The provision for policy losses and other claims was $33 million in the first quarter, or 3.0 percent of title premiums and escrow fees, unchanged from the prior year. The first quarter rate reflects an ultimate loss rate of 3.75 percent for the current policy year and a net decrease of $8 million in the loss reserve estimate for prior policy years.
Depreciation and amortization expense was $51 million in the first quarter, up $2 million, or 5 percent, compared with the same period last year, due to higher amortization of capitalized software from recently deployed digital settlement products.
Interest expense was $20 million in the current quarter, down $2 million, or 11 percent compared with last year, primarily due to lower interest expense in the company's warehouse lending business.
The Title Insurance and Services segment posted pretax income of $107 million in the first quarter, compared with pretax income of $73 million in the first quarter of 2024. Pretax margin was 7.2 percent in the current quarter, compared with 5.5 percent last year. Adjusted pretax margin was 7.9 percent in the current period, compared with 4.8 percent last year.

Total revenues for the Home Warranty segment were $108 million in the first quarter, up 2 percent compared with last year. The segment posted pretax income of $25 million this quarter, up 22 percent compared with last year. The claim loss rate was 37 percent in the first quarter, compared with 42 percent last year, primarily due to lower claim severity. Home Warranty’s pretax margin was 22.9 percent this quarter, compared with 19.3 percent last year. Adjusted pretax margin was 23.5 percent this quarter, compared with 18.8 percent last year.
Corporate
Net investment income was a loss of $3 million this quarter, a decline of $14 million from the prior year, primarily attributable to fluctuations in the value of investments associated with the company’s deferred compensation program. This amount was largely offset by lower personnel expense, down $11 million from the prior year, reflecting returns on the plan participants’ investments.
Net investment losses were $7 million this quarter, compared with losses of $11 million last year, with losses in both periods primarily related to changes in the fair value of marketable securities. Excluding these net investment losses, the Corporate pretax loss was $28 million this quarter, up $4 million compared with the first quarter of last year, primarily due to higher interest expense.
