Renovation Bridge, a free Pleasant Hill service that matches Bay Area homeowners with vetted contractors, shares what its checks of 400+ contractors turn up and what kitchen and ADU remodels cost by county in 2026.

PLEASANT HILL, California - November 6, 2026 - Of the more than 400 Bay Area contractors Renovation Bridge has evaluated, about 1 in 10 have passed all 10 of its checks. With a kitchen remodel typically running $45,000 to $220,000 in Alameda and Contra Costa counties and up to $275,000 in Marin County, the Pleasant Hill company is publishing what those checks turn up, along with what remodels cost by county in 2026.

What the checks turn up is often invisible on a website or a license lookup: workers comp that has lapsed behind a valid-looking certificate, unpermitted work, open lawsuits, and subcontractors who have stopped getting paid. Contractors are also turned down over how they manage projects and teams, whether they keep dedicated subcontractors or keep switching, and whether they have the cash flow to carry a job.

"The single biggest tell is whether a contractor pays their subs on time," said Onn Matalon, founder of Renovation Bridge. "We go to their active job sites and ask the subs directly. If a contractor can't pay subs on time, the subs stop showing up, and your project is going to get delayed."

Unpaid subcontractors can become the homeowner's problem too. Under California's mechanics lien law, an unpaid subcontractor or supplier can put a lien on a house even after the homeowner has paid the general contractor.

Renovation Bridge's checks start with license and insurance and go on to court records, surety bonds and workers comp, permit history, conversations with past homeowners, and in-person visits to active job sites. Every contractor in its network is a full design-build firm that pulls its own permits. Fewer than 30 are active today.

What Bay Area remodels cost in 2026

The company publishes its 2026 remodeling cost ranges by county. In Alameda and Contra Costa counties, a kitchen remodel typically costs about $45,000 to $75,000 to replace finishes in the same layout, $75,000 to $130,000 for new cabinets, counters, lighting and appliances, and $130,000 to $220,000 for a full gut with layout changes. The same work runs about 15% higher in San Mateo and Santa Clara counties, 20% higher in San Francisco and 25% higher in Marin. An ADU typically costs $150,000 to $275,000 as a garage conversion and $220,000 to $520,000 as a detached new build.

"Labor and materials cost roughly the same for every contractor," Matalon said. "So when one bid comes in 20 to 40 percent under everyone else, that isn't a deal. That's usually where the change orders start."

Permit timing varies as much as price. The company's guide to the plan-review times that 33 Bay Area cities publish shows some counters approving simple work the same day, while a full review of an addition commonly takes three to five weeks. Concord offers free pre-approved ADU plans and can issue a permit in about five working days once a complete plan set is in.

For homeowners hiring on their own, Renovation Bridge recommends three checks: looking up the license on the Contractors State License Board website, keeping the down payment within California's limit of 10% of the contract or $1,000, whichever is less, and making sure the work is permitted, since unpermitted work can surface when the home is sold.

Renovation Bridge has helped more than 2,900 Bay Area homeowners, and the service is free for them. Contractors pay a fee when they confirm an appointment and again if the homeowner signs with them, and no contractor can pay more to be sent to a homeowner. NBC Bay Area featured the company in a segment with reporter Chris Chmura that followed Livermore homeowner Kim Cafaro through a kitchen remodel she had started and stopped for years. It has also appeared on ABC7 with Spencer Christian.

"Our job ends when the homeowner is happy," said co-founder Jacob Gabriel.

Renovation Bridge serves the East Bay, Tri-Valley, Peninsula, South Bay, San Francisco and Marin, across Contra Costa, Alameda, Santa Clara, San Mateo, Marin and San Francisco counties, from Walnut Creek, Danville and Oakland to San Jose, Palo Alto and San Rafael. It takes on projects of about $30,000, or one full bathroom, and up, including kitchens, ADUs, additions and whole-home remodels.

Onn Matalon and Jacob Gabriel are available for interviews on contractor vetting, Bay Area remodeling costs and permits. County-by-county cost data and photos are in the company's media kit.
